Commercial Surfacing & Repairs

Unadopted & Shared Access Roads

A private road is not maintained by the council, so repairs fall to the people who own or use it. That might be a residents’ association, a managing agent, an estate or a few neighbours sharing a lane. We work with whoever holds the budget and keep residents informed while the work is under way.

Before pricing, we walk the road with you to look at the surface, the base, the edges and where the water goes. The written quote sets out the options clearly, so it can be circulated to everyone who contributes.

Private Roads

Resurfacing, Drainage & Kerbs

Under most failing private roads there is a drainage problem. We set falls to gullies, channels or soakaways, clear or renew drains that have failed, and fit kerbs or edgings to stop the edges breaking away.

The surface can be new tarmac, a tar and chip dressing, or a repair programme for a road that still has life left in it.

Keeping Access Open for Residents

People still need to get to and from their homes. We work in sections where the layout allows, agree any short closures in advance and give notice of when each driveway entrance will be affected.

Frequently Asked Questions

Private Roads: Your Questions Answered

Who pays for repairs to a private road?

That depends on the deeds and any management agreement for the road. Usually the cost is shared between the owners or frontagers, often through a residents’ association or managing agent. A single written quote makes it easier to agree each share.

Can the work be phased to spread the cost?

Yes. Urgent repairs and drainage can be done first, with resurfacing following once funds are in place. The quote can be broken down to show each stage.

Will the council adopt our road once it is resurfaced?

Not automatically. Adoption is a separate process with the highway authority and has its own standards, so speak to them first if adoption is the aim.

Can you repair potholes on our private road?

Yes. Potholes are cut out square, the base made good and new tarmac laid and sealed at the joints, so the repair lasts rather than breaking out again.

Do you deal with drainage on private roads?

Yes. Water standing on a road speeds up its failure, so we look at the falls, gullies and channels and put drainage right as part of the work.
